There is a compulsory system of registering and licensing for agents and landlords in Wales is known as Rent Smart Wales.

All landlords who rent out a property in wales must register themselves (even if living outside of wales), If a landlord wants to self manage their property they must become licensed as well. If landlords choose not to become licensed, they must instruct a licensed agent like Popular Move to manage their property(s).  More info available at Rentsmart.gov.wales

– Accompanying contract holder applicants to view the property.

– Your property will be advertised through our marketing platforms.

– Obtaining and evaluating references and credit checks.

– Preparing a suitable occupational contract for review by landlord and contract holder prior to commencement date.

– Schedule of condition (with photos).

– Collecting a contract holders deposit which will be treated in accordance with current legislation (DPS)

– Checking the contract holder into the property and check meter readings.

– Set up standing order form for rent to go direct to landlord.

 

Property Managed£180 inc vat when moving new tenant(s) into property plus 12% inc vat of monthly rent.

– Receiving rental payments monthly, and paying you promptly, statement via email / post.

– Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.

– Keeping in touch with the contract holder on a routine basis and arranging renewals of the agreement as necessary.

– Supervising the transfer of gas, electricity, and council tax accounts into the contract holder’s name.

– Accompanying the contract holder applicants to view the property.

– Inspecting the property periodically and reporting any problems to you.

– Landlord portal online given access to your statement.

– Arrange annual gas safety certificates

– Arrange electrical P.I.T testing (EICR) (if/when required).

– Checking contract holder out as required, re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.

Applying for a Rental Property

When you express an interest in renting a property, we will supply you with a “Application Form” which all of our prospective contract holders must fill out before being considered for a property.

We also require forms of ID – one photo ID & one proof of address (utility bill).

A guarantor may be required upon application depending on applicant(s) reference report. There is no charge for a guarantor but they will be required to complete an application and supply relevant ID.

Rents

Rents are normally quoted calendar monthly, and payable monthly in advance. The contract holder is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account.

Deposit

A security deposit of a minimum of one month’s rental will normally be required. This deposit will be treated in accordance with the Deposit Proptection Scheme regulations. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your contract. Please note that under no circumstances can the deposit be used by the tenant to cover  last months rent.

Draft Occupation Contract & Written Statement
